Townhouse Proposal for 2683 2nd Avenue, Sacramento

Initial plans have been filed for the potential subdivision of a vacant lot to facilitate the construction of five townhouses at 2683-2685 2nd Street in the Curtis Park neighborhood of Sacramento. The project would add new density to a corner lot, in part, by utilizing Senate Bill 684 to permit small-lot subdivision. HK3 Development is responsible for the application.

The project, dubbed the 2nd Avenue Townhomes, looks to utilize Senate Bill 684 to subdivide the existing property into six parcels consistent with zoning and General Plan designations. The filing follows guidelines from the small-lot urban infill objective standards. The existing house at 2685 26th Street will remain intact on one of the new parcels. The application adds that the “proposed townhomes will each be designed and constructed independently” as for-sale homes.

The existing roughly 0.2-acre property is located at the corner of 2nd Avenue and 26th Street, a quarter mile away from Franklin Boulevard and 0.3 miles from Broadway. Future residents will be just 15 minutes away from the State Capitol Park by bicycle or 28 minutes by light rail.

The estimated cost and timeline for construction have yet to be shared.

  1. Empty lot next to light rail and near stores. This is exactly the type of location and project that CA needs to build more of, and quickly. Hope this goes through without delay
