New building permits have been filed for a five-story apartment complex at 5230 Folsom Boulevard in Sacramento. The entitlements were approved in early 2024 and sold late last year. The Sutter Capital Group is responsible for the development.

The roughly 59-foot-tall structure is expected to yield around 62,875 square feet, including 48,980 square feet of housing and 3,030 square feet of ground-level retail. Of the 67 units, apartment sizes will vary with 20 studios, 41 one-bedrooms, and six two-bedrooms. Parking will be included for 50 cars and 41 bicycles. The ground-floor retail will have an option to add sidewalk seating.

Vrilakas Groen Architects is responsible for the design. Illustrations from 2023 show the new structure will feature an off-white structure built above a historicized one-to-two-story brick foundation. Facade materials include brick veneer and cement plaster, and vertical hardboard siding.

The property is located between 52nd and 53rd Street along Folsom Boulevard. Future residents will be close to the Camellia Center strip mall with a grocery store, pharmacy, and other retail. The surrounding area offers the East Portal Park and East Lawn Memorial Park Cemetery. For transit, residents will be close to the Golden Line light rail.

Public records show the property sold in November 2024 for $2.9 million. The estimated cost and timeline for construction have yet to be shared, though previous coverage by Sacramento Business Journal stated construction could start sometime this year. The project team has yet to reply to a request for comment.
