Updated planning permits have been filed with slightly increased plans for 2131 16th Street in Sacramento’s Richmond Grove neighborhood. The mixed-use proposal is now looking to add 41 units and retail to the large vacant lot. Ashria Holdings LLC is listed as the property owner.

The initial plan was filed for a five-story apartment complex with 60 units designed by Vrilakas Groen Architects. The second iteration looked to produce just 31 units in a three-story complex designed by LCA Architects, with a similar facade treatment with two fewer floors. Updated plan sets have yet to be shared.

The recent application describes that the multi-story structure will yield around 32,130 square feet, including roughly 19,000 square feet of housing and 5,080 square feet for ground-level retail. The upper floors will utilize modular construction methods to produce 41 units, of which 33 will span under 450 square feet, and eight units ranging from 450 to 750 square feet each.

The roughly 0.4-acre property is located along 16th Street between Uptown Alley and V Street. Future residents will be an eight-minute walk from the busy light rail-adjacent Ice Blocks shopping center, and less than a mile from the State Capitol Park.

  1. I like the give story version much better than the three story one. Anything to bring more people to the 16th St corridor.

  2. Agree with John’s comment above. Although any upgrade to this section of 16th St. will be great.
