A San Jose Planning Director’s Hearing is scheduled for this morning at 9:00 am. Among the agenda items is a request to approve a planned development permit for the 1325 Lick Avenue site. The permit would allow for the construction of a new multi-story apartment complex located near San Jose’s Tamien Station. GR Tamien LLC is listed as the project’s owner.
If approved, the new building would rise four stories, reaching a maximum height of 55 feet. The building’s 65 proposed units would be spread across all four floors, including 38 two-bedroom units and 27 three-bedroom units. In addition to residential space, the ground floor would hold a lobby, leasing office, community room, fitness room, and outdoor common open space.
Very little information has been provided about the building’s exterior design. However, the draft permit included a description of the building as having “sufficient vertical and horizontal articulation and variation to complement the existing neighborhood scale.” Furthermore, it describes the exterior as having “architectural elements, materials, and colors similar to the adjacent Skyline at Tamien Station condominium complex to the south.”
The project is located adjacent to the sites of other recent developments, and it is part of the new boom in housing within walking distance of Tamien Station. Development in the area surrounding Tamien has been encouraged by the San Jose City Government due to its easy access to both Caltrain and VTA Light Rail. Beyond this, the development at 1325 Lick Avenue is also to include 171 vehicle spaces, 11 motorcycle spaces, and 40 bicycle spaces in a below-grade garage. The site’s close proximity to the 87 Freeway gives future tenants flexibility when considering transportation options
The permit was able to be partially expedited due to the existing reviews done on the area, including the nearby project 1197 Lick Avenue. Because the 1.24-acre lot at 1325 Lick Avenue was both nearby and already vacant, the initial CEQA filings could be extended without significant revision.
