Plans have been filed for a potential lot split at 1514 Walnut Street in North Berkeley, Alameda County. The project would allow for the construction of three new units behind an existing duplex near public transit. The project applicant is listed as an Alameda-based individual.

The application describes plans to split the existing lot via Senate Bill 684, with the existing duplex occupying more than half of the lot. Construction would reshape the backyard with a three-story building, containing three apartments across 3,290 square feet.

The 0.11-acre property is located along Walnut Street on a block bound by Cedar Street, Vine Street, and Shattuck Avenue. Future residents will be a block away from the beloved Cheese Board Collective pizzeria, a grocery store, and AC Transit bus stops.

The applicant also invokes Senate Bill 1123 to provide ministerial approval of the SB 684 subdivision. The estimated cost and timeline for construction have yet to be established. The project team has not yet replied to a request for comment.
