Construction is nearly complete for 2127 Dwight Way in Downtown Berkeley, Alameda County. The six-story apartment complex is set to open later this year, adding 58 units to the city between Fulton Street and Shattuck Avenue. Riaz Capital is the project applicant.

Preliminary permits were filed for the project in November 2022, invoking Senate Bill 330 to streamline the approval process. Construction of the project started in 2024, with demolition complete before 2025 and wood-frame installation underway in early 2025.

The 71-foot-tall structure will yield around 72,250 square feet, with 69,200 square feet for housing and 675 square feet for bicycle parking. Unit sizes will vary, with eight one-bedrooms from the existing units, three two-bedrooms, five four-bedrooms, 30 five-bedrooms, and 20 six-bedrooms. Parking will be included for 102 bicycles.

Eight homes will be designated as affordable housing, with four units for households earning between 30-50% of the Area Median Income, one unit for 50-80% AMI, and three units at 100% AMI. Work started with the demolition of two four-unit apartment buildings, while retaining the other four-plexes at 2133 and 2153 Dwight Way.

Levy Design Partners is the project architect. Facade installation appears nearly complete for the complex. The exterior is wrapped in painted cement plaster and horizontal lap siding, with a collage-style facade treatment and setbacks to visually break up the overall massing.

The 0.56-acre parcel is between Shattuck Avenue and Fulton Street, a 10-minute walk from the Downtown Berkeley BART Station to the north, or Telegraph Avenue to the east. West Builders is the general contractor.
