Updated plans have been filed for a seven-story apartment complex at 2298 Durant Avenue in Southside, Berkeley. The preliminary application indicates a reduced vision for the residential infill just one block away from the UC Berkeley campus. Valiance Capital is listed as the property owner.

The pre-application describes the project as an 85-foot-tall project containing around 49,950 square feet. The infill now looks ot include 45 apartments, of which two will be deed-restricted as affordable to very-low-income households. Further information about the design and project plans remains unpublished.

Studio KDA remains responsible for the application. Updated illustrations have not been shared, though previous drawings show a textured facade clad with dark grey metal and wood-like infill panels. The complex features a small ground-level courtyard along Ellsworth Street.

The small corner parcel is located along Durant Avenue and Ellsworth Street, a block away from the UC Berkeley campus, and two blocks away from the retail-rich Telegraph Avenue thoroughfare.

Demolition permits were filed as part of the previous development last November. The 1903-built apartment complex was designed by William H. Whariff, who is also responsible for the Carlsons’ Block and Masonic Temple in Berkeley.

The estimated cost and timeline for construction have yet to be shared.
