Preliminary permits have been filed for a seven-story apartment complex at 2555 Flores Street near Hillsdale Mall in San Mateo, San Mateo County. The project will add 83 units to the city, including 9 affordable housing units. Kapo Yeung is responsible for the application, filing through SM Flores LLC.

The roughly 87-foot-tall structure is expected to yield approximately 115,200 square feet, including 65,900 square feet of housing across 83 units and 33,500 square feet of parking. The basement garage will include parking for 83 cars and 118 bicycles. Unit sizes will vary with 44 one-bedrooms, 34 two-bedrooms, and five three-bedrooms.

Design and Architecture is responsible for the design. Renderings show a fairly unremarkable apartment complex with a chaotic series of articulations and balconies. The exterior will be clad with stucco, concrete, horizontal wood-look siding, and brick veneer.

The proposal calls for the demolition of the existing five-story commercial office structure. The 1963-built mid-century modern design features a repetitive hexagonal pattern across the facade, which is exaggerated on the ground floor. Public records show the Property last sold in 2024 for $7 million.

The 0.55-acre property is located along Flores Street overlooking the busy West 25th Avenue commercial thoroughfare. Future residents will be a twelve-minute walk from the Hillsdale Caltrain Station and nine minutes away from the Hillsdale Shopping Center.

The application invokes Senate Bill 330 to streamline the approval process. The estimated cost and timeline for construction have yet to be shared.
