Zoning permits have been filed for a potential residential redevelopment of a two-acre office block at 400 University Avenue in Sacramento’s Campus Commons neighborhood. The project is looking to add a townhouse-style infill to the low-slung residential neighborhood across from the CSU Sacramento Campus. The project is led by Bardis & Miry Development, who purchased the property earlier this year.

The development is looking to build 62 units across 31 buildings. The buildings will be two to three stories tall. Demolition is expected of the 16,750-square-foot office building and 30 protected private trees. Full build-out will produce around 59,460 square feet of housing.

Bardis & Miry Development purchased the lot in late 2025 for around $4.28 million. The developer is also responsible for two properties in the Campus Commons neighborhood, including at 350 University Avenue and 707 Commons Drive.

According to reporting by Ben van der Meer for the Sacramento Business Journal, the project will be similar to the 707 Commons development. Renderings published by the team show the contemporary-style design with layered gable-roof outlines imposed across the exterior.

The 2.65-acre property is located at the corner of University Avenue and Campus Commons Road. The property is close to the H Street Bridge, crossing the American River to connect the neighborhood with CSU Sacramento.
