The Zoning Adjustments Board in Berkeley will meet tomorrow and discuss approving a use permit for 2614 Telegraph Avenue. The proposed project at that site would require the demolition of a small residential building on the site and a small commercial building on the adjacent property. The two parcels would then be merged, creating a larger L-Shaped lot that would be accessible from both Telegraph Avenue and Carleton Street.

The project’s applicant is Gunkel Architecture, who are also responsible for the building designs. Under their proposal, the constructed building would comprise five stories, reaching approximately 60 feet above street level. The interior would include 32 residential units and just over 600 square feet of ground-floor commercial space.

The building’s design would follow a thin L-shaped layout to match the merged properties and maximize it’s footprint size. As a result, it would have two distinct building fronts, with slightly different facades. Both will include a combination of charcoal grey stucco and grey phenolic panels. However, the Telegraph facing front exaggerates the darker façade elements, creating contrast with the light and open window fronts for the first-floor commercial space.

The building’s location is in Berkeley’s Southside neighborhood, within walking and biking distance of the UC Berkeley Campus. The proposed redevelopment of these two lots follows a trend of densification in this neighborhood, rising to meet the demand for housing. Potential future residents would have access to many options for food, shopping, and other amenities, with only a short commute to either UC Berkeley or Downtown Berkeley. The building includes plans to provide 40 bicycle parking spaces for tenant transportation needs.
