Renderings have been revealed for proposed townhouses at 889 Moraga Road in Lafayette, Contra Costa County. The development will replace a single-story commercial structure and surface parking with thirteen new homes, of which two will be priced below market rate. The Griggs Resource Group, a Lafayette-based real estate company, is sponsoring the project through 889 Moraga Road Investors LLC.

The project will demolish the existing 1,500 square foot structure and surface parking, grading the 0.42-acre property while retaining eight mature trees, and construct two buildings. Once complete, the 13 homes will all include three levels with two bedrooms and private parking. The below-market-rate units will each include space for one vehicle, while market-rate units will include two spaces.

Form4 Architecture is responsible for the design. The facade materials will range from wood-look siding, plaster, and fiber cement panels. Along the ground level, stone tiles and green walls will add a strong natural texture to the building. Looking toward the community, a small pocket park will be established at the southeast corner of the development, providing publicly accessible landscaping, bench seating, and shading under a mature London Plane tree.

The property is located at the intersection of Moraga Road and Saint Mary’s Road, near a public elementary school and middle school. Residents will be eight minutes away from Downtown Lafayette’s primary artery, Mount Diablo Boulevard. Across from Moraga Rad and Mount Diablo Boulevard are several strip malls with two groceries, cafes, restaurants, and a wide variety of shops.

Built next to a County Connections bus stop, residents will be just five minutes away from the Lafayette BART Station by bus. Alternatively, the station can be reached in 16 minutes on foot.
An estimated cost and timeline for construction have not yet been established.
