A new residential development has been proposed at 479 Naples Street in Excelsior, San Francisco. The project proposal includes the development of two three-story single-family residences. Demolition of an exisiting three-story residence is proposed for the new construction to move forward.

The project site is a parcel spanning an area of 5,000 sqaure feet. The project proposes to demolish the exisiting three-story residence to construct two new three-story houses. The new development will yield a total residential built-up area of 8,358 sqaure feet. Four car parking and four bike parking spaces will also be provided on the site. Usable open space will be landscaped and measure an area of 900 sqaure feet.
The applicant has applied for protection with Senate Bill 330 and SenateBill 9. California Senate Bill SB 330 (the Housing Crisis Act of 2019) expands or amends existing State legislation, including the Permit Streamlining Act and Housing Accountability Act, with the broad goals of facilitating increased production of new residential units, protecting existing units, and providing for an expedited review and approval process for housing development projects through submittal of a “preliminary application.” Senate Bill SB 9 (California Housing Opportunity and More Efficiency (HOME) Act) is a state bill that requires cities to allow one additional residential unit onto parcels zoned for single-dwelling units.
The project application has been submitted and is pending approval. The estimated constrcution timeline has not been announced yet.
