Updated renderings have been revealed for the expanded plans at 3300 Geary Boulevard in San Francisco’s Laurel Heights neighborhood. The eight-story proposal will replace three structures with 89 for-sale apartments and ground-floor retail. San Jose-based Five Stars Investment LLC is listed as the property owner.

The roughly 84-foot-tall structure is expected to yield around 120,590 square feet, including 83,600 square feet for residential use, 11,010 square feet for parking, and 1,400 square feet of commercial retail space. The complex will include 89 for-sale units, of which 13 will be deed-restricted as affordable. Parking will be included for 93 bicycles and 53 cars using stackers. Unit sizes will vary, with 24 studios, 28 one-bedrooms, 28 two-bedrooms, and nine three-bedrooms.
The application invokes the Housing Choice San Francisco program, the density bonus law recently passed by the city as part of the Family Zoning Plan. The. HC-SF Program allows developers to increase residential capacity above base zoning while still complying with certain local code standards, such as height and bulk controls. The program does not require the provision of on-site affordable housing.

Healdsburg-based Elevation Architects is responsible for the design. The new illustrations show that the overall design scheme is similar to the previous seven-story iteration. The facade will be clad with board-formed concrete, pre-finished brick panels, and stucco.
The roughly 0.4-acre property is located at the corner of Geary Boulevard and Parker Avenue, a block away from the USF Lone Mountain campus, and half a mile away from the retail-lined Clement Street.

Construction is estimated to cost around $50 million, a figure not inclusive of all development costs. Demolition is expected for the office buildings at 3308 and 3330 Geary Boulevard, and the fire-damaged remains of 3300 Geary Boulevard. The estimated timeline has not yet been shared.
