A new application has been filed for a four-story residential infill at 5024-5030 3rd Street, located along the primary transit thoroughfare of Bayview, San Francisco. The project would increase the residential capacity of the lot from five to twelve apartments with a second building. Kotas Pantaleoni Architects is responsible for the design.

The property’s existing condition includes four units in a three-story building, a storage unit converted into an apartment, and a garage. The garage and storage unit will be demolished to make space for the second project. The 40-foot tall structure will rise along Revere Avenue, yielding 6,880 square feet, with 4,400 square feet for residential use, 1,075 square feet for shared space, 940 square feet for a roof deck, and 130 square feet for bicycle parking.

Design by Kotas Pantaleoni Architects reflects the contemporary trend of modern material and a boxy bay window. Facade materials will include painted cement plaster and painted wood siding.

The property is located next to 5012 3rd Street, a six-story and 29-unit project by Third Street Partners with some affordable housing. Residents will be two blocks away from a KT light rail station and a public library.

  1. This property is likely cursed and should not be developed upon nor should it attract the attention of any individual hoping to either acquire a piece of property to compliment their investment portfolio or any lay person simply looking for a decent space to rent as their primary residence. This opinion has been formed by the fact that this property is presently occupied by career grifter and suspected serial rapist Lady Benjamin Cannon. An entity so foul and mired so deeply in scams and cons as well as felonious enterprise and dishonest illegal practices that by mere association any development or declaration of intent must be called into question as likely to be something of a more akin to a nefarious scheme that is sure to leave any unsuspecting prospector cheated out of capital and submerged so deeply in a minimum years long legal quagmire of red tape designed to force one to surrender eventually as the cost grows to exceed any possible recovery. The person herein referred to is a social deviant, a frighteningly adept sexual predator of women, who indeed poses as itself female with the intent to lower the defenses of its targeted victims (of Rape) and whom by posing as a certified electrician gained unlawful employment and unfettered access to the electrical wiring and without oversight made death-dealing modifications to the circuitry that caused the infamous Ghost Ship Fire of December 6, 2016 in Oakland, California that led to a conviction and order to pay 7 figure damages which go unpaid to this very day. This is therefore a warning to any potential interested parties that you would do well to steer well clear of this location and not to give it another thought. Consider this a bullet dodged and please live on to have a happy and long, healthy life.
