New building permits have been filed by Bright Street Inc for 2065 Kittredge Street, an eight-story residential proposal in Downtown Berkeley, Alameda County. The applications are to demolition two of the three buildings required for the 188-unit development. Chicago-based CA Ventures is responsible as the building owner.
New building permits have been filed to demolish 2065 Kittredge Street and 2070 Allston Way. Demolition will also be required for the Shattuck Landmark Theater, attached to the Hotel Shattuck Plaza. The movie theater permanently closed on the first of June this year. In a message on the company website, the Cohen Media Group published the following statement:
After 28 years serving San Francisco’s East Bay community at the Shattuck Cinemas, Landmark Theatres has closed its doors. Our landlord is moving forward with a redevelopment of the property.
Landmark Theaters is a national chain owned by the Cohen Media Group. With the closure of the Berkeley location and a location in the Embarcadero, the group is left with four theaters in the Bay Area and 35 theaters across the country.
After demolition, construction can start with the new residential infill. The 0.77-acre site will feature an 85-foot tall building yielding 225,560 square feet with 149,300 square feet for housing, 29,650 square feet of common space, 3,630 square feet for retail, and 21,180 square feet for the 43-car garage. Additional parking will be included for 144 bicycles.
Pedestrians passing by will find two landscaped plazas available for their use, with the 4,220 square feet space by the residential lobby along Kittredge and a 1,090 square foot protected plaza at the corner of Allston and Harold Way. Thomas Baak and Associates is the project’s landscape architect.
Niles Bolton Associates is the architect. Facade materials will include brick, white fiber cement, metal panels, and stucco. DCI Engineers is consulting for structural, with Langan on civil engineering. West Builders Inc is the general contractor.
Unit sizes will vary with 41 studios, 35 one-bedrooms, 101 two-bedrooms, and 11 three-bedrooms. There will be nine units designated for very low-income households.
The permits are currently under review by the planning department and have not yet been issued. The timeline for construction and completion has not yet been established.
