A preliminary application has been submitted supporting a residential project proposed for development at 2730 Stockton Boulevard in Sacramento. The project proposal includes the conversion of an existing office building into a residential building offering multi-unit dwellings.
Sutter Capital Group bought the office building.
The project site is a parcel spanning an area of 0.69 acres. The project facilitates the development of a new residential complex. The scope of work includes the conversion of the second and third floor of an existing office building into 34 multi-unit dwellings. The residences will be designed as a mix of 32 studios and two one-bedroom units. The project also proposes a new exterior ground floor event space, long-term bicycle parking, a restroom & janitor closet.
The existing office building spans an area of 27,132 square feet and rises three stories high.
An SB330 preliminary application has been filed and is under review. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.”
The estimated construction timeline has not been announced yet. The project site is located with an immediate freeway access to Hwy 50, 80 & 99.
