Irvine Company Plans 1.8K Homes in Freedom Circle Focus Area

Irvine Company has filed preliminary plans for a residential development at 2518 Mission College Boulevard in Santa Clara’s Freedom Circle Focus Area. The application is part of the dense master plan to replace a sprawling office campus with nearly three thousand homes and public open space.

The application provides a brief written description of the proposal. The development will span 25.74 acres currently occupied by twelve low-slung office structures. Demolition will be required for all structures spanning 427,400 square feet. New construction will bring 1,792 apartments across 1.7 million square feet in an unspecified number of buildings, achieving around 69.7 units per acre. The area is zoned to allow eight-story apartments. The developer claims the project will be transit-oriented, though the application does state that over a million square feet of parking will be built.

In June 2022, the City of Santa Clara approved a new general plan amendment for a further 2,500 units on top of the 1,100 units in the Greystar proposal. Greystar received approval for a 1,075-unit apartment complex at 3905 Freedom Circle. The developer sold the property to Cerberus Capital Management in October last year.
