Design review permits have been filed for two five-story structures at 3200 and 3258 Stockton Boulevard in Oak Park, Sacramento. The new permits kickstart the entitlement process for a proposal that could bring over a hundred units to a small parcel along the busy thoroughfare. The American Hospitality Services is the property owner after purchasing the site in late 2023.

The development will produce 107 apartments, with 50 studios, 28 one-bedrooms, 21 two-bedrooms, and eight live/work units. The combined complex will yield around 84,680 square feet, including 63,400 square feet for housing and 4,110 square feet for two commercial retail spaces along Stockton Street. Parking will be included for 38 cars and 71 bicycles. The vehicular parking will be added along with surface lots connected to the mid-block alley.
Vrilakas Groen is responsible for the design. The exterior facades will transition from the brick veneer to fiber cement plaster. The styling is familiar from the Sacramento-based studio, which references traditional urban vernacular while using low-cost materials. Residents will get access to two shared roof decks and a potential fitness center.

American Hospitality Services is a Sacramento-based real estate developer often specializing in hotels, as its name suggests. The firm purchased the site with help from the brokerage firm Newmark for around $2.49 million. Speaking with Ben van der Meer for the Sacramento Business Journal last year, director of Newmark’s Sacramento Office Jeff Kvarme said of the developer, “they liked the potential upside with the Aggie Square project,” going on to predict that they expect it would be five to ten years before they ‘do something.’

Demolition will be required for two low-slung commercial structures. The 0.77-acre property is positioned between 7th and 8th Avenue, a few minutes walk from the UC Davis campus in Sacramento, where YIMBY visited to document construction activity last month. The estimated cost and timeline for construction have yet to be shared.

gating-off the public alley is something that should not be allowed. the public alleys throughout oak park and neighboring areas are an asset that should not be privatized.
