Preliminary plans have been filed for an eight-story residential project at 2298 Durant Avenue in Southside, Berkeley. The plans will bring dense new housing close to the UC Berkeley campus. Valiance Capital is the sponsor and property owner.
Preliminary plans describe a 91-foot tall structure with 65 apartments, including five affordable units for very low-income households. The complex will require the merger of two lots, which is not specified. The complex will yield around 79,500 square feet of floor area, averaging around 1,223 square feet per unit.
Studio KDA is the project architect and applicant, though renderings have yet to be shared. The team has yet to reply to a request for comment. Late last year, Valiance Capital bought the office building from Ann Kaplan Spears, Fred Feller, and Peggy Chang for $5 million. The estimated cost and timeline for construction have yet to be shared.
Residents will be half a mile from the Downtown Berkeley BART Station. Two blocks away, along the popular Telegraph Avenue commercial thoroughfare, are even more retail and restaurants.

Downtown Berkeley station is only a 10 min walk away from here or 4 mins via the 6 bus. That’s well under .5 mile away.
It’s exactly half a mile to the main downtown station entrance, which is over the center of the platform. Not sure why you’d want to quibble about that tiny detail that is arguably correct.
Your point about the bus service is right, though. With a bus every 5 minutes door-to-door from BART to this corner, it is extremely well connected.
Anyone understand what 2 parcels are to be merged here? There are existing residential buildings west and south. The one on the west is 8 rent-controlled units, all occupied, and the one to the south is 7 rent-controlled units, 6 occupied.
8 stories seems too low for the proximity to campus and transit.
