The Concord Planning Commission is scheduled to review plans for over two hundred apartments at 2400 Salvio Street in the downtown core of Concord in Contra Costa County. The proposal would replace a vacant parcel next to BART tracks and two blocks from Todos Santos Plaza. Washington State-based Marginal Properties Concord LLC is responsible for the application.
The 63-foot tall structure will yield around 372,100 square feet, including 177,020 square feet for 230 units of housing and 123,750 square feet for the five-story garage. The parking space, with a capacity for 350 cars, will overlook the BART train tracks to absorb the majority of noise. Residents will get access to three large ground-level courtyards across the sprawling floor plan. Additional amenities include a fitness center, club room, and a rooftop deck.
Orange County-based AO is the project architect. Plans show the complex with a variety of collage-style mixes of color palettes, articulation, and setbacks to reduce the visual scale of the full-block structure. Exterior materials will include metal panels, stucco, and stone veneer. Canyon Park Studio is the landscape architect.
The site is located next to Argent at 2400 Willow Pass Road, an 181-unit construction project that broke ground last year. The Los Angeles-based Meta Housing Corporation is developing Argent.
The city planning commission will start tonight, Wednesday, August 21st, at 6:30 PM. The event will be held in person at 1950 Parkside Drive, Concord. It will be streamed on Zoom, but public comment will be limited to in-person participants. Tonight’s event will also review plans for 1650 Ashbury Drive by Maracor Development.
