Construction has finished for the ArtHaus Chestnut residential project at 2432 Chestnut Street in West Oakland, Alameda County. The development is opening with 60 residences across three structures and landscaping. Riaz Capital is the project developer.
The three structures each rise 40 feet tall with three floors, containing around 26,600 square feet of housing. Each structure will contain four townhome units, and each individual townhouse will be divided into five studio residences. Parking is included for 12 cars alongside bicycle parking.
Reached for comment, Riaz Capital’s Vice President of Design & Entitlement, Lisa Vilhauer, shared that “each of these residences is completely furnished and comes with a private bathroom and kitchenette including a sink and refrigerator.” Vilhauer elaborated that the project is comparable to additional Riaz Capital projects like ArtHaus Brush, ArtHaus Mandela, and ArtHaus Magnolia, adding, “We find that these are typically rented by single-income professionals and students.”
Levy Design Partners is the architect for ArtHaus Chestnut, with the mural by the Bay Area-based Alice Lee. Prior descriptions from the architects state that the design pulls from the massing of nearby industrial warehouses, while the facade materials are inspired by the nearby housing.
The property is located along Chestnut Street, with a small extension of the parcel extending across the block to Linden Street. Future residents will be between 24th and 26th Street, just under ten minutes from the 19th Street BART Station via AC Transit or seven minutes by bicycle.

This seems like a good example of “naturally affordable” units. Modern, but limited amenities, and small.

Are these intended for permanent, years-long tenancy, or are they really for students only?
How do the leases work if the studios are part of a shared townhome? I thought Oakland required special approval to rent as a rooming house vs a whole apartment.
