Backyard Housing Proposed For 1535 Milvia Street, North Berkeley

Preliminary permits have been filed for a backyard duplex at 1535 Milvia Street in North Berkeley, Alameda County. The proposal looks to replace a storage shed with two new homes two blocks away from Shattuck Avenue. John Newton Design & Development is listed as the project applicant.

The applicant plans to utilize Senate Bill 684 to split the parcel into three distinct lots. The existing First Bay Tradition shingle-style house will be retained, while the backyard storage shed will be removed to make way for two three-story units. Each house will contain around 1,520 square feet, with an average height of 28 feet.

No on-site parking is proposed, though the site offers close access to AC Transit bus lines along Shattuck Avenue and Martin Luther King Jr. Way. The North Berkeley and Downtown Berkeley BART Stations are both roughly 20 minutes away on foot, or five minutes by bicycle.

Public records show the existing building was constructed in 1904 and last sold in 2023. The estimated cost and timeline for construction have yet to be shared.
