Preliminary permits have been filed for a fully affordable development at 2147 San Pablo Avenue in West Berkeley, Alameda County. The project will add nearly a hundred apartments dedicated to workforce residents. Los Altos-based non-profit developer California Supportive Housing is listed as the project sponsor.
Preliminary plans were filed with the city, though project documents have not been published. The initial application describes the project as 78 feet tall, containing 94 units, and parking for 46 cars. Apartment sizes will vary, with studios, two-bedrooms, and three-bedrooms on offer. The complex will span around 80,040 square feet. The development will be fully affordable, though the income requirements are not listed.
The application invokes Assembly Bill 2011, also known as the Affordable Housing and High Road Jobs Act of 2022. AB 2011 grants ministerial by-right approval for qualifying projects. The bill encourages the construction of affordable housing on commercially-zoned lots, with certain requirements related to affordability, labor, and environmental concerns.
Previous plans for the site, filed by Studio KDA, were for a 128-unit group-living project rising six floors with ground-floor retail.
The property is just a few blocks from Strawberry Creek Park and 15 minutes from the Berkeley Capital Corridor Amtrak Station.
Public records show the property last sold in 2021 for $2.75 million. The developer has yet to reply to a request for comment.
