New permits have been filed for the construction of an 88-unit building located at 8301 MacArthur Boulevard in the Eastmont neighborhood of Oakland. The project was previously reported on by SF YIMBY in 2024, when initial approvals came through for the site. The new permits reflect a small increase in scale for the site, raising the total number of units by 6. The development is still sponsored by V23 Investments.
The project plans to use modular apartments for the efficient construction of the site. Unit designs will be divided amongst 40 studio units, 20 single bedroom units, 19 two bedroom units, 8 three bedroom units, and a single manager unit of unspecified size. Of the units, 79 will be designated as affordable for Very-Low income, with 8 designated for low-income.

The building’s modular construction style lends itself to a naturally blocky façade. However, renderings by BantaDESIGN show strategic façade articulation in the form of balconies, insets, and façade colors that help soften the external appearance.

The building is located on the border of the Eastmont and Castlemont neighborhoods in East Oakland. The surrounding area is largely residential, but future residents will be within walking distance of several local bus and transit lines. The building will also provide 30 car parking spaces and 40 bicycle parking spaces.

Glad the large parcels along Macarthur are finally moving. Still have many more on Foothill and International too. The City should make developing these large empty lots a top priority. We need to prepare our local regulations for the next boom cycle so these projects happen.
