Architectural and Site Review Permits have been approved for a new development at 315 Las Animas Avenue in Gilroy. The project, entitled Park 315, is an ambitious plan to add 530 new units to the site. The listed owner, Gandolfi Investments LLC, has used the ‘Builders Remedy’ application to justify the scale of the project, and approximately 106 of the units are to be designated for low-income housing.
The site will consist of two primary building types, including 33 townhome structures and 3 mid-rise apartment buildings. The townhomes will rise approximately 28.5 feet, while the apartments will rise to approximately 60 feet. The property will also include a clubhouse building with a maximum height of approximately 19 feet, and a mixed-use amenity building with mid-rise apartments above, with a maximum height of approximately 50 feet.
The townhomes alone will account for more than half of the units, with a total of 287.

The whole site will include approximately 2.7 acres of green open space, with landscaping, vegetation, walking paths, and other outdoor community amenities. Additional communal space and amenities for residents will be found in both the clubhouse building and the mixed-use amenity building.
Initial renderings found through the City of Gilroy’s website show designs for California Mission-style facades on the buildings. The primary color scheme will include white and beige painted exteriors, with rust colored roofing material. Masonry elements will provide accents along the base of the building. The architectural site plan indicates that designs for the townhomes are to be split into both eight-unit and nine-unit buildings.

The site is located on the northern end of Gilroy, along Highway 101. While there is limited options for public transportation, residents will be provided with significant parking for vehicle usage. Each townhome will be provided with its own one or two-car garage. Meanwhile, guest parking and parking for the apartment buildings will be provided in surface-level parking areas.
