Increased plans have surfaced for a residential infill at 1728 Larkin Street in San Francisco’s Nob Hill neighborhood. The updated proposal uses the recently passed San Francisco Family Zoning Plan to allow additional units within a larger six-story structure. Larkspur-based Paul Kraaijvanger of Real Equity Group One is listed as the property owner, filing through Equity Six LLC.

The roughly 85-foot-tall structure is expected to yield around 16,420 square feet, including around 10,925 square feet of housing across nine apartments. Unit sizes will vary with a one-bedroom, six two-bedrooms, and two three-bedrooms. The proposed parking capacity has decreased from five to two spaces.

RG Architecture is responsible for the design. Detailed illustrations have not been shared, though a preliminary elevation shows a familiar vernacular-style design with a three-story bay window above the garage, and two setback floors with balconies. Additional open space will be provided with a private backyard for the ground-floor apartment and a shared roof deck.

Demolition would be required for a single-story garage structure. The adjoined house at 1720 Larkin Street, which records show was built in 1905 for Clarence E. & Marie A. Musto, would remain unaltered through construction.

The latest information for 1728 Larkin Street was published as part of a project review meeting request filed by the applicant to the city. The estimated cost and timeline for construction have not yet been established.
