Increased plans have surfaced for a residential infill at 1474 South Van Ness Avenue in San Francisco’s Mission District. The latest application invokes Senate Bill 423 to streamline the planning process for constructing a five-story apartment in the backyard and adaptive reuse of an Italianate house built in 1880. RG Architecture is responsible for the application and design.
The City of San Francisco has approved plans for a nine-story residential infill at 1401 Folsom Street, and recent activity has been filed regarding the environmental mitigation for the construction of the site in SoMa, San Francisco. The proposal would add nearly a hundred rental apartments above retail to the corner lot currently occupied by a surface parking lot. RG Architecture is responsible for the application as the project sponsor.
Permits have been filed for a new residential infill at 598 Dellbrook Avenue in San Francisco’s Twin Peaks neighborhood. The project will bring nine larger apartments to a vacant lot less than a quarter mile from the iconic Sutro Tower. Midtown Lands LLC, owned by James Keith, is listed as the property owner.
Updated renderings have been revealed for the eight-story residential infill at 2201 Market Street in San Francisco. The flatiron project will straddle the border between the vibrant Castro and Duboce Triangle neighborhoods. Chris Foley of Ground Matrix is responsible for the application.

The project is poised to replace a vacant parcel with 44 homes and parking near the retail center of the Dimond District. Florida-based Daniel Ochstein is listed as the property owner.
