Preliminary permits have been filed for a residential infill at 1956 Great Highway in San Francisco’s Outer Sunset neighborhood. The proposal would bring four additional units to the city across from Ocean Beach and the Sunset Dunes public park. Hexagon Permit Services is responsible for the application.
The proposal looks to split the lot in half and build two four-story structures. Each infill would include two three-bedroom apartments, parking for two cars, and four bicycles. The property sold this May for $3.5 million, $2 million over asking. The transaction gained some attention for being the most expensive fixer-upper to sell on the Great Highway.

The existing structure was designed by Edgar Mathews in 1936 and served as his private residence. Mathews designed several buildings across the city and Bay Area, including larger homes, churches, and offices. His work typically invoked historicized architecture, such as the Byzantine style, English Tudor style, and Renaissance Revival.
The estimated cost and timeline for construction have not yet been shared.
