New permits have been filed for a proposed project at 2812 Eighth Street in Berkeley. If approved, the full project scope would allow for the demolition of a single-family home and construction of three new buildings. The site has been under consideration for redevelopment since September of last year but has not moved past the permitting phase. 4Terra Investments was listed as a project sponsor when SF YIMBY previously reported on the project, but it is unclear if they are still involved in the project.

The three separate buildings would contain a total of four residential units, with two single-family homes and one townhome-style duplex. All three buildings are expected to reach a height of 35 feet. Their combined area of enclosed space will reach just above 8,500 square feet.

Previous designs for the project were completed by Kava Massih Architects. Their illustrations show a crossover between elements of residential vernacular and the surrounding neighborhood’s industrial vernacular. The three buildings will follow a similar aesthetic, with some defining features including pitched roofs and corrugated metal siding.

The property is located along 8th Street between Grayson Street and Heinz Avenue. The future residents are a block away from the Berkeley Bowl West grocery store and Ashby Plaza. Some parking is expected to be included as part of the property, and street parking may be available as well.
