New building permits have been filed to demolish a one-story commercial structure to allow for a six-story group housing project at 1196 Columbus Avenue in North Beach, San Francisco. The proposal requests to use the State Density Bonus program to add ten extra units across two additional floors. Centrix Builders listed as the developer and property owner.
The 83-foot building will yield 28,700 square feet, with 1,250 square feet of common space on floors one and six. Each of the 56 apartments is a studio with an in-unit bathroom and cooking space. Residents will have a laundry room and a corner-window community room on the first floor. Parking will be included for 56 bicycles. At least 20% of the pre-bonus unit count of 35 will be sold below the market rate.
Elevation Architects is responsible for the design. The facade is clad with smooth white stucco, porcelain tiles, decorative metal panels at ground-level, and aluminum framed windows.
The property is located at the intersection of Columbus Avenue, Jones Street, and Bay Street. It is three blocks from the city’s waterfront and Fisherman’s Wharf. Construction is estimated to cost $8.5 million, and a timeline for opening has not been released.
