New renderings have been revealed for a four-story residential building at 312 Utah Street in the northeast corner of San Francisco’s Mission District, close to SoMa and Potrero Hill. The development will add three new units to the housing market. William Pashelinsky Architect is responsible for the design.
The 40-foot tall structure will yield 6,330 square feet with 4,770 square feet dedicated to residential use, 1,160 square feet of shared space, and 565 square feet for parking. Unit sizes will vary with a one-bed, two-bed, and three-bedroom unit.

The design is a contemporary interpretation of the typical San Francisco architectural vernacular, with a bay window providing a pleasant interior cove across three levels. The rear lot will offer two open-air decks and a backyard connecting the ground level with the basement.

As of March 2021, the property owners are listed as Sandra Rocio and Balmore Hernandez. Hernandez is a former Department of Public Works Manager and contracting CEO at Azul Works, Inc caught in the 2020 bribery scandal of former Public Works director Mohammed Nuru. He was individually called out by City Supervisor Aaron Peskin according to NBC Bay Area and later pleaded guilty to conspiracy to commit honest services wire fraud in federal court in late 2020. He is out of custody, according to the SF Examiner. City records show the property sold in 2018 for $1.06 million. New building permits were filed in late 2019, with an estimated construction cost of $1.5 million.

The property, currently vacant, is located between 16th Street, 17th Street, and Potrero Avenue. BART’s 16th Street station is fifteen minutes away to the west on foot, while the Warriors Chase Center stadium is twenty minutes away to the east.
