Permits have been filed for a new mixed-use structure at 401 Colusa Avenue in El Cerrito, Contra Costa County. The development will yield 4,739 square feet total, with 3,934 square feet for a single-family home. The remaining 804 square feet is office space.
The project is an eleven-minute walk away from the El Cerrito Plaza BART station. The station is serviced by the Orange and Red lines, which can bring passengers through Oakland, San Francisco, and even San Jose. The site is also just around the corner from the El Cerrito High School, and a couple blocks from the Harding Elementary School.
The address last sold in 1999 for $285,000. The National Association of Realtors estimates that the existing structure is worth over a million dollars; over half of that value accrued since 2014.
The developer and architect were not listed. The owner of the existing structure is likely responsible for the project.
