Biggest Little Permits of the Week: ADU’s, Wildlife Shelter and Cannabis Warehouse

This week’s installment of the biggest little permits shows a range of projects listed across the Bay Area. Note that formatting differences between cities and counties will vary based on the information provided by each city’s public data. Sixteen applications have been filed for a total of 39 Tesla power walls to be installed across the San Francisco metro area. One address is Lafayette, also applied for a Tesla solar roof. Forty-six additional dwelling units were requested this week across the Bay Area and Sacramento, as well as thirteen single-family dwellings. Notable permits include a cannabis warehouse in Sacramento and a new wildlife shelter in Napa.

San Francisco

Additional Dwelling Units: 14
Single Family Dwellings: 1

Permits have been filed to build a new single-family house at 320 Liberty Street, in the Castro, San Francisco. Construction of the two-story structure is estimated to cost $700,000.

ADU Permits have been filed for the following addresses in the city:

38 Chenery Street, Glen Park. The permit will replace the existing space on the ground floor. The full cost, including a remodeled kitchen, bathroom, and third floor, is expected to cost around $120,000.

610 Holloway Avenue. Oceanview. The project will cost an expected $25,000

2981 21st Street, Mission District, San Francisco. The structure will expand from three to four units by means of adaptive reuse of garage space.

4221 26th Street, Noe Valley. The new unit will be situated above a detached garage.

1358 48th Avenue, Sunset/Parkside. The ADU will be a full two-stories with two-bed two-bath, at the cost of $160,000.

567 Natoma Street, SoMa. The ADU will be a full two-bed two-bath, at the cost of $120,000.

Less descriptive ADU permits have been applied at 1085 South Van Ness, 14 University Street,
80 Rotteck Street, 1719 47th Avenue, 143 Bridgeview Drive, and 985 Capitol Avenue.

801 38th Avenue wishes to change their use from being a residential care home into a single-family home, Richmond, San Francisco.

BB Contractor Services filed permits to convert three parking garage spaces into residential units at 85 Fresno Street, North Beach, San Francisco.

 

Sacramento

Additional Dwelling Units: 11
Single Family Dwellings: 5

Permits have been filed to convert a 9,632 square foot warehouse into a cannabis cultivation center in Sacramento.

Three new single-family houses are being planned for 165, 169, and 185 Bywell Bridge Circle, Sacramento. The structures will each yield over 2,500 square feet across two stories, with three bedrooms and a garage.

Permits have been filed for two new single-family residences, one yielding 2,400 square feet, at an unknown address in Sacramento.

ADU Permits have been filed for the following addresses in the city:

Less descriptive ADU permits were filed for 1120 Westward Way, 5310 Sorento Road, 3056 5th Avenue.

The ADU application for 420 21st Street would create 749 square feet, with 429 27th street’s application yielding 848 square feet. Demolish permits were filed for an existing garage to construct a 250 square foot garage and 390 square foot ADU at 1143 4th Avenue. Similarly, a 280 square foot ADU will replace a current garage at 4918 10th Avenue, Sacramento.

Permits were filed to build two ADUs behind a four-plex at 1514 F Street.

A wood-frame shop at 1070 Sagamore Way, Sacramento, may be converted into a 557 square foot ADU with a porch.

 

Oakland/Alameda

Permits have been filed to add a one-story three-bedroom family home at 1148 71st avenue, Coliseum, Oakland.

Condominium conversion of three units at 4722 Shattuck Avenue, Temescal Oakland.

Two ADU’s are planned in the rear yard of a multi-family building at 1031 62nd Street, Oakland.
Permits have been filed to construct a 500 square foot detached ADU at 1772 8th Street, Prescott, Oakland.

769 Square foot ADU with two beds and one bath at 1130 Bella Vista Avenue, Oakland.

Permits filed to add two ADUs to a nine-unit multi-family building at 220 Grand Avenue, Oakland.

New 800 square foot ADU filed at 1313 Lincoln Avenue, Alameda.

 

Contra Costa County

Additional Dwelling Units: 5
Single Family Dwellings: 0

Permits have been filed for a new building with offices and warehouses at an unregistered address in Concord.

Permits have been filed for a 266 square foot ADU at 11 Bonnie Drive in San Pablo.

Permits have been filed for a 540 square foot ADU at 110 Via Lucia, Alamo.

Permits have been filed for a 500 square foot ADU at 486 Garretson Avenue, Rodeo.

Permits have been filed for 1,200 square foot ADU at 181 La Serena Avenue, Alamo.

Permits have been filed for a 1,000 square foot ADU at 977 St Andrews Drive, El Sobrante.

Santa Clara County

Single Family Dwellings: 1

A new pedestrian bridge of the San Tomas Expressway will be reviewed by the city. It will connect the NVIDIA Endeavor complex at 2788 San Tomas Expressway, Santa Clara, to NVIDIA offices.

Permits have been filed to demolish a 1,637 square foot home to construct a 2,850 square foot single family dwelling and 752 square foot unit at 16521 Farley Road, Los Gatos. The permit also calls for a 643 square foot patio.

An application from an anonymous address in Santa Clara County requested an ADU due to the owner’s mother needing long-term care.

Demolition permits have been filed for a single-story structure at 692 Mirada Avenue, Stanford.

The owners at 1157 Washington Street are hoping to expand their three stories single-family dwelling with an additional floor.

Permits have been filed for a 534 square foot ADU at 3484 Waverley Street, Palo Alto.

Permits have been filed for two new ADU’s, 675 and 500 square feet, respectively, at 20535 Rome Drive, South San Jose.

Permits have been filed for a 1,291 square foot ADU at 15410 Oak Glen Way, Morgan Hill.

Permits have been filed for a 600 square foot, two-bed ADU at 743 Poplar St, Santa Clara.

 

Solano county

Additional Dwelling Units: 3
Single Family Dwellings: 0

Permits have been filed for an 849 square foot ADU at 327 Thomas Avenue in Vallejo and a 1,352 square foot ADU at 4059 Mendes Lane in Vacaville, Solano County.

Permits have been filed for a new ADU at 1108 Fulton Avenue in Vallejo, Solano County. The new unit will span just under 500 square feet.

Napa County

Permits have been filed to convert a 2,300 square foot single-family home into a wildlife rescue center at 4001 Middle Avenue, Napa. The house will be a part of the Napa Wildlife Rescue organization. Regarding the future use of the building, they write, “the property at 4001 Middle Ave. is to be a temporary home until [these birds and mammals are] ready to return to the wild.”

 

Marin County

Additional Dwelling Units: 1
Single Family Dwellings: 1

Permits have been filed to allow for a single-family floating home in Sausalito. The boat is expected to cost $300,000.

Permits have been filed to convert a guest room under a garage into an ADU in Mill Valley, Marin County, for $66,600.

Five new single-family dwellings are being planned for in a new suburban development on the outskirts of Dublin, between 2880 and 2912 Delamar Drive in The Knolls at Tassajara Hills.
