Permits Filed For 153 Townsend Street In China Basin, San Francisco

Permits are filed for an expansion of office space at 153 Townsend Street in China Basin, located just out of downtown San Francisco. The permit calls for the interior renovation of the structure. Plans are for the replacement of parking levels on the third and fourth floors of the building. These parking levels with be replaced with office space. With the renovation, a total of 198 parking spaces will be removed, while 170 remain.

American Realty Advisors is sponsoring the development, with Gensler responsible for the architecture.

The property, completed in 2001, has frontage on both King Street and Townsend Street. Across Kings Street is Oracle Park, which has given the parking garage much of its business over the years. Transit access is available just down the street to King Street and 2nd Street, a MUNI light rail stop.

The existing mixed-use building stands nine floors tall and has a prominent appearance from the sidewalk. Attractive brickwork is utilized in the exterior, giving the building a stately look. The absence of windows is visible in the levels reserved for parking rather than office space. The building last sold in 2012 for nearly $94 million, while its current valuation is at $105 million.

An estimated completion date for the project is not known.
