Google Endeavor Finances San Jose Affordable Housing

Alphabet has provided vital financing for a planned affordable housing project at 280 McEvoy Street in West San Carlos, San Jose. The funding comes through Google Endeavor LLC, a lending subsidiary. This comes after Housing Trust Silicon Valley took out a $15.8 million loan to acquire the parcel in 2018, setting a record for the two-decades-old organization. First Community Housing is managing the McEvoy Apartments development.

The two thirteen-story towers will yield a combined 344,330 square feet to produce 365 unit. All units will be sold as affordable housing. The rents will be targeted to take in households earning up to sixty percent of the area median income.

The housing will be divided by size between the two towers atop the single-story podium. The ‘Family Building’ nets just under 200,000 square feet, while the ‘Workforce Building’ gets around 150,000 square feet. On the eastern portion of the parcel, the Family Building provides a range of one to three bedrooms across its 141 units. The 224-unit Workforce Building will include sizes ranging from studios to junior one-bedroom apartments.

A rooftop garden accessible to all residents will top both towers. The shared podium includes a community class space, fitness center, and computer lab, all topped with an outdoor courtyard on the second level.

Portland-based SERA Architects are responsible for the design. The building’s palette shows white and pale green metal panels, with camouflaged private balconies. City documents provide insight into how San Jose’s design review committee influenced it. Referring to preferences from the city government, the developers write, “the Design Guidelines encourage new buildings that are oriented to the street with articulated facades, small blocks, broken-up building masses, and integrated plazas.”

With this new financing from the tech-giant, the project can be expected to move forward quickly, aiming for completion by early 2022.
