New building permits have been filed for a four-story mixed-use building at 3515 Mission Street in the Bernal Heights neighborhood of San Francisco. The development will produce four new residential units. A ground-floor commercial retail space will be included. The developer was not listed on public documents.

Demolition permits have already been filed for the existing single-story commercial building. The development will replace it with a new retail spot while also providing room for more residents to move into the neighborhood. This historic landmark commission is not qualified to be added to the historical landmarks list, so the project is likely to be approved and built.

The parcel is at the southern edge of the Bernal Heights commercial strip along Mission Street. The building is right in front of bus stops for the 14, 24, and 49. The neighborhood’s eponymous Bernal Heights Park is a twelve-minute walk away. BART’s Glen Park and 24th Street Mission stations are equidistant from 3515 Mission, twenty minutes by foot.

The applications estimate that construction will cost $1.3 million for completion. The structure sold in 2018 for $840,000, with city officials currently valuing the lot at $856,000.
