Multiple development permits have been filed for construction alterations at 399 Arguello Boulevard in Inner Richmond, San Francisco. The project proposal includes the expansion of residential space and the existing 4,650 square foot retail market at the corner of 2 Clement, or 387 Arguello. The project also includes merging the retail store with the adjacent commercial space upon vacancy. TP LAM AIA Architects is managing the project.
The owner proposes to add dwelling units to the property. A minimum of eight dwellings are permitted, so the proposal is to convert the commercial space on the second floor into residential use, and modifying an existing two-bedroom residence while retaining the two-bedroom configuration. There will be seven new dwelling units where four units are currently housed. The alterations do not include or require expansion of the building’s existing exterior dimensions, and there is no rear yard nor usable open space on the property.
The neighborhood is a pleasant residential neighborhood, located between the Presidio and Golden Gate Park. The area is bike and walk-friendly and is served by MUNI bus lines like 1, 2, 28R, 33, 38, 38R, and 44.
