Permits have been filed for demolition of existing office and industrial space located at 180 and 186 Constitution Drive Belle Haven, Menlo Park. The permits also include the demolition of all building structures, related underground, and at-grade infrastructure. Both project site locations have light-industrial land-use. New residential construction is proposed at this site and is called Menlo Uptown Project.
Menlo Uptown Project proposes three residential buildings totaling approximately 466,000 square feet of gross floor area. The construction will stretch over 180 – 186 Constitution Drive and 141 Jefferson Drive, featuring 441 rental apartment units and forty-two for-sale townhome units, including fifteen percent below-market-rate units. The site also has approximately 2,100 square feet for commercial space. Landscape development is also included; a tree-lined paseo will run through the middle of the site, inviting the general public to run, stroll, or relax in the space.
KTGY Architecture and Planning and Heller Manus Architects are both involved with the project. The facade will be composed of aluminum siding made to look like wood, as well as black and white metal panels.
The project site is a car-dependent area and is serviced by Caltrain lines: Atherton Commuter Rail and Menlo Park Commuter Rail. San Francisco International Airport, San José International Airport, and Oakland International Airport are all thirty minutes away by car.
Greystar is responsible for the development of the building, with PGAdesign responsible for landscape design. The estimated date to complete the expected demolition is March 2021.
