New building permits have been filed for a residential expansion at 660 Clipper Street in Noe Valley, San Francisco. Nine new units and extra open space will be added to the site by reclaiming parking space for housing. Veritas Investments Inc. are responsible for the development through 610-660 Clipper I1 LLC.
Open Scope Studio is responsible for designing the alterations. The development will expand the residential area from 19,563 square feet to 25,421 square feet or 24 apartments to 33. An extra 2,440 square feet will be made to produce open space as a residential amenity. ADU studio apartments span 357 to 516 square feet, with a one-bed ADU yielding 650 square feet.
The four-story structure is directly across from the skyline-facing Douglass Park park. The 24th Street retail-heavy commercial strip is just four blocks away. The area is covered by the 24 and 48 bus lines.
The property was last purchased in December 2014 for $9.8 million. The city now values the land and structure $11 million. Construction, estimated to cost $1.03 million, is expected to last one year from beginning to end.
