Development permits have been submitted seeking the approval of constructing a new six-story apartment building on 2415 Valdez Street in the Northgate-Waverly, Oakland. The project proposal includes building a residential complex consisting of eighty-nine mixed micro-efficiency units. The total area of the lot is 7,309 square feet.
Lowney Architects is managing the design concept and construction of the housing development. Gill Bradley A and Nancy J TRS are the owners.
Ten of the units are proposed to be sold as affordable housing. The construction is nearing completion. The proposed project features non-residential commercial space on the ground floor. The total floor area is 32,628 square feet.
Additional planning permits are required for a regular design review for new construction; Micro Living Quarters, and ground floor residential facilities. The project also plans to merge the two adjacent lots into one.
The proposed design features a combination of recessed dark anodized windows, cement panels and sidings, stucco finish, perforated metal panels, and guardrails, which will complement the neighboring contemporary structures. The site will also receive new landscaping and paving.
