Oakland-based oWow Design filed for development permits seeking the approval of constructing a new eight-story residential building at 3403 Piedmont Avenue in Oakland. The project proposes the demolition of a small office building and the construction of 76 units. Named Sawmill Residences, the project will offer onsite affordable units and Density Bonus provisions. oWow Design LLC is managing the design concepts and construction. 3400 Broadway LLC is listed as the property owner and developer.

The residential building will stand on a lot spanning over an area of 17,270 square feet. The total area proposed is 43,590 square feet. An open space of 2,450 square feet is proposed. The residential units are a mix of 48 one-bedroom units, 14 two-bedroom units, seven three and four-bedroom units each. Out of the 76 units, seven low-income and seven affordable units are proposed. The residential floor coverage varies between 4,500 square feet to 6,400 square feet across the eight floors. A total of 23 bike parking spaces and 56 vehicle parking spaces are also planned.

The 85-foot high building facade features metal cladding in vermilion; adding a fresh burst of color and simultaneously staying in architectural coherence with the historical Jazz Era theme of the neighborhood. The building massing and materials also complement the surrounding neighborhood construction.

The project site is adjacent to the historic Saw Mill building at 3400 Broadway, located at the intersection of Piedmont and Broadway. The site is currently being used as a surface parking lot.
