Site Permit Application has been submitted for a new residence at 2136 Great Highway in Sunset District, San Francisco. The project proposal includes the demolition of an existing residence and a new three-story single-family home. A Project Review Meeting will be held to discuss the project further.
Juniper Architecture is managing the design concept and construction.
The project lot is a parcel spanning across an area of 1,855 square feet. The residence will spread across a gross area of 2,758 square feet. Two parking spaces are proposed on the site. The project proposes to retain the wooden fence running through the house’s perimeter. The architecture style of the house is expressed in a facade made of painted wooden sidings and steel and wood sunshades.
The new construction was first proposed for the adjacent lot at 2140 Great Highway, and a Site Permit Application was submitted. However, due to a potential UDU at 2140 Great Highway, the property owner shifted construction to the adjacent lot.
The property is located within a mile of Ocean Beach. The property location offers a stunning panoramic view of the beach.

UDU: unpermitted dwelling unit, I assume. Did the same owner own both buildings? What effect does that have on a project– does the new project need to have two units?
Also, “located within a mile of Ocean Beach”– you don’t say.
