New permits have been filed to revise plans for 2116 Brush Street in Ralph Bunche, West Oakland. The mixed-use proposal will now create 105 apartments, up from earlier plans to build 95 units as per our last coverage. Residents will find themselves just across from Interstate 980. The 19th Street BART Station is less than fifteen minutes away by foot. Oakbrook Partners is responsible for the development, dubbed Villa Oakland.

Lowney Architecture is responsible for the design. The Oakland-based firm’s proposal is a modular construction just five stories above a concrete podium. The material and design choices will save time and money. The facade will be composed of painted concrete and stucco.

The 68-foot tall structure will yield 89,360 square feet from a 16,780 square-foot footprint. 72,580 square feet will be dedicated to residential use, 1,620 square feet for ground-level retail, and 2,130 square feet for office space.

Of the 105 apartments, 53 will be sold to residents earning less than 30% Area Median Income classified as an extremely low-income bracket. Oakbrook will aim to serve the at-risk-Youth residents between the ages of 18 to 25. The other 52 units will be sold to low-income households earning 50-80% of the Area Median Income. Unit sizes will include 45 studios, 25 one-bedroom units, 20 two-bedroom units, and 15 three-bedroom units.

The developers have been engaging with community outreach. In a November meeting, attendees pushed for more bicycle parking on-site and at street level to promote transportation alternatives to vehicles.

Construction will last 16 months, from groundbreaking to residents moving in. Construction is expected to start in the fall of 2021, with move-ins by January 2023.

    sad. just because it’s low-income doesn’t mean it should look like a tenement.

  2. how do you apply for Brooklyn Basin for the low income families and seniors we hear people are moving in left and right but not one of these units are spared for the homeless families or seniors why is that dont you think offering them some housing would help the ones who want to live in a apartment and not on the streets some of us that are homeless have jobs and still find it hard to even find a place to rent if you gave priority to the homeless it would help end some of the homeless issues for the city to be able to give some of our homeless community some of the low income housing would be awesome i have been waiting two years sleeping in a tent in the dirt with grandkids and a son who was murdered due to the city of oakland ca officer not protecting and serving the homeless like they do the rich and nasty of oakland ca it makes me ma to see that not one city official has stepped in to help im still waiting and will be until city officials get off they rump and set goals to house the homeless communities
