New building permits have been filed for a four-story housing project at 2435 San Pablo Avenue in Southwest Berkeley. The permit calls for foundation, grading, and shoring for the project to add forty new sleeping units and a manager’s apartment. The Wang Brothers Investments, an Orinda-based firm, is responsible for the project as the owner.

The 50-foot building will yield 20,530 square feet, with 19,730 square for residential use and 800 square feet of a ground-level retail condo. On-site, there will be 3,820 square feet of useable open space, including a west-facing shared roof deck. Each floor will offer a community kitchen and outdoor balcony. Parking on-site will house approximately fifty bicycles.

Studio KDA is responsible for the design. The building will be clad with painted metal panels, cement, and fireclay tiles. Wang Brothers have named the project Poet Place, after Berkeley’s Poets Corner neighborhood. Greenwood & Moore will be the civil engineer.

Construction is expected to cost more than $3 million, according to the planning documents. Residents will be nearby AC transit bus lines along San Pablo Avenue and Dwight Way. An estimated timeline for groundbreaking or completion has not been established.
