Planning application seeking the approval of large-scale housing project proposed at 4038 Croak Road in Pleasanton is under review. The project proposal includes the development of a residential project consisting of six neighborhoods, open spaces, and other onsite amenities.
Trumark Homes, LLC is the project developer.
The project site is a parcel spanning an area of 165.5 acres. Named East Ranch Housing Development, the project will bring 573 residential units. Five neighborhoods will be single-family homes and the sixth will be 100 rowhomes in a combination of two and three-story buildings with a maximum height of 45 feet. The project will feature two neighborhood parks totaling an area of 11.5 acres. A two-acre site is reserved for affordable housing.
The project is required to provide at least 72 affordable units. Trumark is proposing to meet the requirements by building 18 moderate-income units and dedicating 2 acres for a future affordable housing project of 77 low and very-low affordable rental housing. The company will also construct 50 deed-restricted accessory dwelling units, affordable to low-income households.
The application is under review for a final decision and the estimated construction timeline has not been announced yet.
The project site sits between Croak Road, with Jordan Ranch to the west, Positano to the north and undeveloped land to the east and south with the Interstate 580 beyond.
