The Transporation Demand Management permit has been filed for 2420-2424 Clement Street, with plans to create 12 new homes in the Outer Richmond area of San Francisco. The proposal will replace the existing single-story structure with four levels of housing. SIA Consulting is responsible for the application.
The filing of the TDM shows progress from SIA Consulting toward getting the project approved.
The 40-foot tall structure will yield 7,100 square feet with 6,780 square feet for residential use. Parking will be included for 14 bicycles. Private open space will be included with a rear yard and rear-lot-facing terrace on the fourth floor. The rooftop will include a protected open-air deck with planters.
City records show the property sold in May of 2019 for $1.4 million. Construction is expected to cost $2 million, with a timeline for construction not yet established. A local resident is listed as the property owner.
2420-2424 Clement Street is located between 25th and 26th Avenue along the commercial thoroughfare parallel with the Little Russia section of Geary Boulevard. SF Muni buses service the area.

This building and density looks excellent. Please let’s get the construction started, and let’s approve more residential units of this type in the Richmond, to give the neighberhood a fresher feel.
