A new mixed-use project has been proposed at 1600 Broadway in Land Park, Sacramento. The project proposal includes the development of a five-story building offering retail and residential spaces. Demolition permits were filed in November of 2019 and subsequently fulfilled. The property had been site to Tower Records, a local fixture selling CDs and vinyl records.

Williams + Paddon will be responsible for the architecture.

The project site is a parcel spanning an area of 0.95 acres. The project will bring a five-story mixed-use structure featuring 68 residential units available for rent. The building will consist of retail space on the ground floor for a restaurant spanning an area of 10,510 square feet.

A previous version of the application requested for the development of a mixed-use offering 51 residential units spanning over a space of 60,150 square feet, with 14,200 square feet dedicated to commercial space.

The site sits in a walk-friendly location and is well-serviced by bus lines 30, 42B, 51, 62, and 86. Residents will find themselves just across from most of Downtown Sacramento, separated by the Golden State Highway.

The cost of construction is valued at $17million. The project is pending review and the estimated construction timeline has not been announced yet.

  1. They need to add parking garage for customers and tenets of the building!

  2. Parking? Not here. Maybe two dozens spaces for 68 apartments. Pity the neighbors. The building gets an exception for being close to light rail. Apartments are dinky.
