A public review of the draft MND has been scheduled for a proposed project at 905 North Capitol Avenue in Alum Rock, San Jose. The project proposal includes the development of a residential complex on two non-contagious parcels. The project proposes the removal of 56 trees and the demolition of an existing single-family residence on the site.

The Hanover Company is the property owner responsible for the development. KTGY Architects is responsible for the design concepts.

The project site is a parcel composed of two parcels; northern spanning an area of 2.12 acres and southern spanning an area of 1.35 acres. The project will bring 345 multi-family residential units in to a seven-story mixed-use building, offered as a mix of studios, one-bedroom, and two-bedroom units. The complex will feature office space spanning an area of 3,000 square feet. Underground parking will be designed on the northern parcel. The project also proposes to construct and subdivide the 1.35-acre southern parcel with 32 for-sale townhomes with two-car garages. The project involves various site improvements including landscaping, two paved alleys, sidewalk and curb replacement, stormwater treatment areas, and access driveways.

The public is welcome to review and comment on the Draft MND. The public comment period for this Draft MND begins on Tuesday April 26, 2022 and ends on Monday, May 16, 2022.

The project site is located near the interchange of Interstate 680 and Berryessa Road, from the Penitencia Creek BART stop on North Capitol Avenue and is a two-mile drive from the Berryessa BART station.

  1. Instead of removing 56(!) trees, keep the ones that are healthy and build around them. Japanese architecture provides numerous examples. You can build courtyards around trees.
