Demolition and new building permits have been filed for two units at 654 28th Street in Noe Valley, San Francisco. The application comes just over a year after permits were filed for the developer’s adjacent proposal, 650 28th Street. Evoco Architecture and Interiors is managing the design concepts and construction of both residences.
The total site area spans 0.13 acres. The two structures will have a similar floor area and identical composition with two units. 654 28th Street will span across a gross floor area of 4,095 square feet with a one-bedroom ADU and a one-car garage on the first level. The main residence will have three bedrooms and 3.5 bathrooms on the upper levels.
David Kelley, a San Francisco resident, is listed as responsible for the project via 654 28th St LLC.
The property is at the southwest edge of Noe Valley, a residential area near the top of Diamond Heights. Residents will be a few blocks away from a strip mall with a pharmacy and grocery store.
Construction is expected to cost $800,000. A timeline for completion has not yet been established.
