Project applications have been filed seeking the approval of a mixed-use project proposed at 2403 San Pablo Avenue in Berkeley. The project proposal includes the development of a four-story mixed-use building offering residential units, onsite parking, and retail space on lease. Plans call for the demolition of an existing one-story commercial building, Omega Salvage Store, spanning an area of 8,252 square feet.

Studio KDA is responsible for the designs.

The project will bring residential and retail spaces into a four-story mixed-use building on a parcel spanning an area of 23,122 square feet. Named Berkeley Moshav, the mixed-use will offer 603 square feet of retail tenant space and 39 condominium. The building will yield a total built-up area of 53,013 square feet. Parking for 24 vehicles and 39 bicycles will be provided on the site.

The building will rise to a height of 50 feet tall, offering a mix of seven one-bedroom, twenty-one two-bedroom, and eleven three-bedroom units. The building will feature private patios and balconies, as well as common open space at the shared ground floor courtyard and open roof deck on the fourth floor.

The project provides a total of 10,199 square feet of open space with a ground floor courtyard adjacent to an indoor, outdoor kitchen and communal space for
residents, as well as a covered terrace on the fourth floor, and private patios for 12 of the residential units.

The site is located on the east side of San Pablo Avenue, between Channing Way, and Dwight Way. A design review is pending and a meeting has been scheduled today at 7 PM, details of which can be found here.

  1. It should be noted that this is the former location of Ohmega Salvage, they have since moved across the street to 2400 San Pablo.
